Overview

Home Information Packs were introduced by the Governement in 2007 in an attempt to reduce difficulties which can occur during the conveyancing process. In the Home Information Pack the Seller has to provide all of the information regarding the legal title of the property prior to the property being marketed. This is then available for all Buyers and their legal representatives to view. The aim is to give Buyers an opportunity to discover any difficulties with the title to the property prior to making an offer on the property and subsequent, lengthy investigation via ther solicitor.

Since 14th of December 2007 all residential properties now need a Home Information Pack if they were marketed after that date. Dependant on the size of the property being sold a Home Information Pack may have been necessary prior to this point.

Contents of HIP

1. Official copies of the register and Title Plan.
2. Searches

• Local search
• Environmental Search
• Water and Drainage Search
• Chancel Search

3. Copies of any Planning Applications/Consents
4. Copies of any Guarantees e.g. windows/conservatories
5. An Energy Efficiency Report

An Energy Efficiency Report is preparted by a professional who is qualifies to do this. We have several self-employed Energy Efficiency Surveyors who are available to us within twenty-four hours of instruction.

Costs

To prepare the Home Information Pack we require ?250.00 up front in order that we can undertake all of the Seaches required, and the remainder of the monies will become due upon completion. *All of the costs of Searches are dependent upon the provider, and may vary based on area, and size of property.
